DOUBLE CLOSE 🎉
This was an incredibly special dual transaction. The family I have worked with since 2019 if you can believe that. This time around, Mom and Dad needed to be closer to their daughter in Palmdale. We were able to qualify them for special financing where they were able to pull equity from the home they owed in Los Angeles, in order to purchase their upleg property for almost cash. The bridge loan was able to take their stress of scrambling to find a home was non existent. They purchased their upleg mansion on Elderberry court in Palmdale right before the new year. We were able to sell their Los Angeles home, after their purchase, so there was no need for short term stays in between. 9716 Van Ness did give us some challenges, the market wasn’t responding to our initial price point. You can see how fast changes were in the first quarter, fluctuating interest rates were giving us a run for our money. LITERALLY! When we adjusted, the home sold in 2 shakes. Looking back, this entire process took a total of 90 days including two escrows - a win for a family that was able to move from one home to the next, with no lag time of homelessness in between.
