Super excited for my buyer who just signed loan docs today! Her home is almost finished being built and I cannot wait to see the finished home and for her to get her keys! I was able to get her closing costs paid, her interest rate was bought down to 4.99%, she got upgraded flooring and more! PSA…take your realtor with you to new home builds! I have some great working relationships with some amazing new home sales people! I’d love to introduce you and show you their products!

January was an amazing month for me to be able to serve some really amazing people and family’s!! → A seller disclosure is like the honesty policy for homes – it’s a document where sellers share the details of their property.

👍👎 They disclose any known issues or history (good and not-so-good) with potential buyers.

The goal is to inform buyers about the condition of the property so they can make an informed decision before purchasing.

Please keep in mind 👉 seller disclosures shouldn’t substitute for a professional home inspection, but they do provide valuable information that can guide buyers in their decision-making process.

❄️ This referral came to me allllll the way from Minnesota! Thanks, Ryan!
👯 And it was a great fit! The seller and I instantly gelled and had great rapport!
🏡 We met at the listing consultation and she had a few things to do to get the home ready for market.
📸 While she worked on that, I started the marketing campaign.
🪧 We listed the home and had lots of traction and views.
✋ But, uh oh….📶 the interest rates spiked up ⬆️ and we hit the winter lull right before the holidays.
‼️ Have no fear, we will get through this and the house will sell 🤝
🖊️ A slight price adjustment, mixed with lowering rates and a re-marketing plan, we had an uptick in showings and 💥 We had multiple offers!
🎄 3 days before Christmas we go into escrow!
📆 27 days later, my seller gets to close escrow and she is onto new beginnings and I couldn’t be more happy for her and her next journey!
