🌅 Ever notice how the island feels different after Labor Day? Same beach, same water, but somehow you can find a parking spot and get a table without waiting. Down here we call it local summer, and it might be our best-kept secret.

🦈 Every barrier island in Cape May County is dealing with sand on the move right now, and some of it touches your property.

Ocean City's beach replenishment is in its final stretch, a $19.5M dredging contract pumping 1.6 million cubic yards of sand. Down in Townsends Inlet, the sandbar has pushed 40 feet closer to the bridge in the last month, tight enough that the Miss Avalon has already had to cancel trips this season. Two new listings on Seven Mile Island, a $19M oceanfront in Stone Harbor and a $15M six-bedroom in Avalon, are testing above every confirmed sale on the island this year. And Hereford Inlet in North Wildwood is now feeding sand to the Wildwood dune project instead of serving as a channel at all.
