🏡 Florida voters will decide this November on a DeSantis-backed constitutional amendment that could eliminate non-school property taxes for many homeowners, but there is a major catch buried in the fine print for anyone moving to the state.

Known as Amendment 3, or the "Save Our Homes from Excessive Property Taxes" amendment, House Joint Resolution 1-F would raise the homestead exemption on the non-school portion of property taxes from the current $50,000 to $150,000 on January 1, 2027, then to $250,000 on January 1, 2028, with future increases tied to inflation. For some homeowners, that could reduce their non-school local property taxes all the way to zero. The amendment also lowers the annual assessment increase cap on commercial and non-homestead properties from 10% to 5%. School board taxes are not affected and remain capped at the current exemption level 🔍.

Here is the catch for newcomers. To qualify for the full expanded exemption, you must establish primary Florida residency by December 31, 2026. Anyone who moves to the state after that deadline would only receive a $50,000 exemption to start and would have to wait five years of Florida residency before becoming eligible for the full $250,000 benefit. The amendment needs at least 60% voter approval to pass. Supporters say it offers critical relief as insurance and housing costs soar, while critics warn it could blow a multibillion-dollar hole in local budgets that fund police, fire, EMS, roads, and parks, since property taxes account for roughly 74% of local tax collections in Florida.
