🏡 The July St. Louis Housing Report is in, and we're seeing an interesting shift in the market.

More homes are available for buyers, but prices are still higher than they were this time last year. Here's what the latest numbers show:

🏠 Single-Family Residential
• Pending Sales: 1,451, down 1.4%
• Closed Sales: 1,614, down 5.6%
• Median Sales Price: $350,000, up 5.9%
• Homes for Sale: 3,56, up 15.2%
• Months of Inventory: 2.6. up 13%
• Average Days on Market: 23 days**, unchanged

🏘️ Townhouses & Condos
• Pending Sales: 216, down 6.5%
• Closed Sales: 242, down 0.8%
• Median Sales Price: $227,000, up 6.1%
• Homes for Sale: 830, up 9.2%
• Months of Inventory: 3.8, up 15.2%
• Average Days on Market: 51 days, compared to 41 days last year

What does it mean?

Buyers have more options than they did a year ago, but that hasn't translated into falling prices. Median prices increased in both categories, even as inventory grew and sales activity slowed.

For sellers, pricing and presentation continue to matter. For buyers, increased inventory may mean more opportunities and a little more room to be selective.
