Before I get into that, let me tell you about a MYTH about real estate agents
Real estate agents Do Not sell your home
What? Ya I know but its true
The MARKET sells your home
The job of an agent is to MARKET your home and get it in front of as many people and potential buyers as possible.
Agents have three jobs that help home selelrs
1. Market and advertise the property
2. Negotiate on behalf of sellers
3. Guide the seller through the process
Good agents are good marketers

1. Price - Your home is priced too high. The market decides on the selling price of your home not me or you. We have to find a buyer that's willing and able to pay that price for your home.
If a home is sitting over 30 days its most likely priced to high
I had a home seller that would not take my advice from the start
She priced it over where I recommended. Its her home what do i know
Just on one major website the property had over 1500 views and 50 people saved it! They were raising their hand ready to buy it.
When the price was right
Pricing is the most important decision when selling your home. You only get one shot at a good first impression
2. Condition - The condition of the property will determine if it sells
Are the kitchens and bathrooms renovated?
Is it dated?
Are the appliances older then you?
Paint choices?
Holes in walls?
Drawers falling out of the kitchen?
Clutter everywhere?
Pet stains and smells? π
How's the outside curb appeal? Grass high and everything overgrown?
3. Location, Location, Location
I'm not just talking about beach front property
Is your property located in a flood zone?
Is it next to a cemetary?
Is it next to major traffic locations?
Is it next to schools?
All these factors matter when it comes to selling your house
Just because your neighbors sold for X and you have a shed doesn't matter
You want to sit down and look at your ACTIVE competition on the market
At my price point, if a home buyer was comparing my home to another home at this price is mine better?
If no, what would make it more appealing
