A part of my business that I don’t talk a lot about is working with investors. And y’all the best part of it all is watching these homes come back to life.

Sometimes they may need a few updates and then there are those that need a WHOLE lot of something else o bring it back to life. It’s really cool to watch those ideas turn into something that a new homeowner will be proud to call HOME again.

And it’s more than just a “flip “house, the reach goes beyond just the house. When a home gets the attention that it needs and deserves it makes the street look better and it helps support the property values of the homes around it too.

I love the there are people willing to put their time, money and hard work into homes for someone else to enjoy. This particular home closed last week in Boone and was fully renovated by Jacob Dancy and Stone Peak Home Buyers. Ok, confession time. I am still the one over here making handwritten to do list, taking notes on sticky notes, and envelopes and anything else I can take notes on.

This Gen X Realtor keeps her notebook and a good gel pen with me at all times🤣🤣

Don’t get me wrong I still use the electronics too, but there’s something about writing it down that helps me remember things and keeps me on track. Especially if I’m returning calls and getting ready for showings and trying to remember 3 more things I need to do after I finished that first one.😅

But the real satisfaction comes in getting to cross something off that list✔️ or strike through a task. It’s the little things that stick with you through the years that help you survive and stay organized.

Some properties are just not easy to price.
⠀
The easy ones are the home sold just down the road with similar acreage and condition. It at least gives us a really good place to start.
⠀
It’s the ones we don’t have a lot to compare to. That old farmhouse with 12 acres or that one with the incredible views and nothing close by. Or maybe that one with multiple buildings or “different home improvements”
⠀
Those are the puzzles I like to put together and figure out. It’s a challenge because you can’t just pull a comp or take the average price per square foot and call it a day😅.
⠀
Sometimes it means looking miles outside an immediate area or looking at the land value separate from the house value. I’m looking at a the condition, location, improvements, and what buyers have been willing to pay for other properties with similar conditions or features.
⠀
And sometimes I still can’t find anything that compares. That’s where knowing this market matters😅 Online estimates don’t know all of the unique properties in Wilkes county. There isn’t a formula for that. Have you wondered what yours might look like. You don’t have to be ready to put a sign in the yard. Just reach out and start the conversation…

What one person may see as too far gone, another may see as a treasure.

This home had been vacant for more than ten years and needed some significant repairs. The new owner saw the beauty of what it could be to what it will be for him. He didn’t stop with what it looks like today he has a vision and a purpose for this Homes next chapter.

Life can look a lot like that too. Something or someone that may not seem like has a lot of value to the world can mean the world to someone else. If we slow down long enough to see not just the beauty but the potential that others may overlook, we would see more beauty in the world everyday❤️🏠

One of my favorite things about living and working in Wilkes County is getting to share some of the stories behind our local businesses.

I recently met with Heather of Heather B’s Bakery in Wilkesboro and asked her three questions.

This little bakery is full of charm, family memories, local history and, of course, plenty of bees. She even has a little free library set up for the kiddos. Every touch makes this sweet spot so inviting.

When I scheduled photography, I asked the photographer to really showcase the old-world beauty of this home. I wanted the ornate glass doorknobs, milled woodwork, lighting and porcelain kitchen sink from the same era to Shine. I also asked for virtual staging in several rooms to help potential buyers see what these spaces could become while maintaining the natural character that makes this home so special.

Although it does need a little work it holds details you simply can’t find in some of the newer homes. The chimney was completely rebuilt for wood-burning fires, and the property also includes a whole-house water softener and a sump pump in the crawl space.

I always want to be upfront with my listings. The boiler/baseboard heating system is not currently functioning so the home is presently heated by a wood stove and cooled with window units. With that in mind traditional financing options may be limited.
