Hey guys!

Sorry it's been a while since you've heard from me.

I've just been busy catering to my buyers and sellers in the midst of spring market and spending my spare time with the kids/friends/family over spring break.

I DO have some announcements.

1. A HUGE congratulations to my buyers who have been looking for over a year in the Tabb school zone for a 4,500sqft home with 3 car garage. They finally found THE ONE and I can't wait to share more photos of it with you!
2. I passed my test for my LUXURY CERTIFICATION today FIRST TRY.
3. I was selected as one of Virginia Living's Magazine for Real Estate ALL STARS 2026. (There are only 1000 agents in the state I believe, and it's based on your production/sales)
4. I just had a wonderful listing appointment in a SUPER sought after neighborhood with low turnover (only 4 sold in 1000 days) in Tabb school zone today that would be priced in the $1.2 million range that is IMMACULATE (I'm talking a DREAM to behold ya'll).
5. I have an offer out currently for a buyer shopping Ford's Colony, fingers crossed on that one!
6. I am taking home VPAR Outstanding Salesperson Awards GOLD this weekend!!!

It was a slower start for spring market for sure, but it's booming now! Now's the time if ya'll wanna talk strategy with me on how to get the most concessions as buyers (IM AT OVER $100k in concessions for my buyers this year) OR how to get multiple offers on your home when it's time to list, I offer free staging and videography!

WHO YOU PICK AS YOUR REALTOR MATTERS.
Let me tell you why.

Let’s start with my sellers — who were my buyers first.

They were in a competitive multiple-offer situation on a home that meant everything to them… it was their parents’ childhood home. Emotional. Legacy-level special. And they WON. Not even as the highest offer. Strategy > price. We structured it smart and at the end of the day they secured around $17,000 in credits… and the home appraised for $12,000 over their purchase price. Instant equity walking in.

But here’s where it gets even better.

Their current home (when listed before) sat on the market for a YEAR and was on a busier road. They were understandably nervous about selling and getting full value. Instead of rushing and listing before Christmas when the market slows down, I helped them secure a low-cost HELOC so they could move first, have their wedding, go on their honeymoon, and come back ready to list at the right time. They paid less than $1,000 in fees and had no prepayment penalty.

When we listed? I staged it for free, repositioned the marketing, and we had THREE offers in THREE days — all over asking or with very strong terms.

Now let’s talk about my buyer.

Mid-transaction we found out the deed was unwarrantable (complicated), which meant we had switch loans products AND order a SECOND appraisal. Most deals fall apart here. We pivoted. I got the second appraisal covered so no cost to her, we still closed ON TIME, she secured a $6,000 lender credit, $5,000 seller credit, most of her requested repairs completed, and locked in a 5.6% interest rate.

Complicated deals. Clean results.

This is what you’re hiring — strategy, timing, negotiation, and someone who thinks five steps ahead to protect your equity.

maybe I'm exaggerating what it looked like being presented this award today A BIT

the award is itself and how it made me feel is VERY REAL!
I am also celebrating that I'm sharing the top 10 this month two amazing realtors Jason Colley & Laine Wrann who transferred over to Garrett Realty Partners just like I did & around the same time I did this year.

Congratulations to my 4 sets of very unique clients!

4 closings in 2 weeks! (One was buy/sell)

All different situations, all different negotiations, but they all came out on top whether it was over 11k in seller credits (or 5k and all their repairs covered), getting a free rent back, or finding a buyer without even having to have the hassle of lifting a finger and listing when the seller became immobile and also needed to find a 1 level house...

That's my job! I create solutions and protect your resolution!
