🇺🇸 Williamsburg is about to take center stage for America’s 250th anniversary.

Colonial Williamsburg has announced four days of special programming from July 2-5, culminating in a live national PBS broadcast on July 4. The two-hour event, “America Made in Virginia: 250 Years Together,” will showcase music, storytelling, historical interpretation, fireworks, and a drone show from one of the most significant places in the American Revolution.

The celebration will feature appearances by Ken Burns, Judy Collins, Michael Feinstein, Kelli O’Hara, Richard Thomas, Adrienne Warren, Colonial Williamsburg’s Fifes & Drums, and many others. Colonial Williamsburg will also offer free admission to the Historic Area on July 4, with special anniversary programming and a public reading of the Declaration of Independence.

This promises to be one of the largest and most significant events ever hosted in Colonial Williamsburg—and a once-in-a-generation opportunity to celebrate America’s 250th anniversary right here where so much of the nation’s story began.

🎟️ One of the best local deals in Williamsburg is back.

Colonial Williamsburg has officially brought back its Good Neighbor Pass, allowing eligible local residents to enjoy unlimited admission to Colonial Williamsburg for an entire year for just $17.76.

The pass includes access to historic buildings, trade shops, living-history programs, the Art Museums of Colonial Williamsburg, guided tours, seasonal events, Fife and Drum performances, and more. Teachers, homeschool educators, municipal employees, and military families may also qualify for additional benefits or free passes.

For many locals, the Good Neighbor Pass isn't just a ticket—it's an opportunity to enjoy Colonial Williamsburg throughout the year, whether that's a morning walk through the Historic Area, a museum visit, or experiencing the holiday season downtown.

If you live in Williamsburg, James City County, or York County, this is definitely worth looking into.

🇨🇺 A new restaurant may soon be coming to Merchant's Square, and it's one that many Williamsburg residents already know and love.

Construction is underway at 110 North Henry Street, the former home of Saladworks, and permits indicate that K'Bolá Cuban Restaurant & Bar is preparing to open a second Williamsburg location.

The popular New Town restaurant has built a loyal following for authentic Cuban cuisine, serving favorites such as Cubano sandwiches, Ropa Vieja, Lechón Asado, Vaca Frita, garlic shrimp, and more. If the Merchant's Square location follows a similar concept, it would bring a unique dining experience to one of Williamsburg's most visited districts.

No opening date has been announced yet, but the project appears to be moving forward. I'll continue following the story and share updates as they become available.

⛵ Tall ships, Revolutionary War reenactors, military vessels, live music, and waterfront history are all coming to Yorktown June 12-14 for the Sail Yorktown Festival.

One of the biggest highlights of the weekend will be Friday morning's Parade of Sail as historic vessels arrive along the York River. Visitors will have opportunities to see and tour ships including the 1877 tall ship Elissa, Jamestown Settlement's Godspeed, Luna, Alliance II, Serenity, and several Coast Guard and military vessels.

Beyond the ships, the festival will feature colonial military camps, musket and artillery demonstrations, historic home tours, family activities, maritime exhibits, and live performances throughout the weekend. Saturday evening will conclude with a patriotic concert by the Williamsburg Symphony Orchestra at the Yorktown Victory Monument.

Events like this don't come around often, and I think Sail Yorktown could become one of the standout celebrations associated with America's 250th anniversary.

👀 A New Mediterranean Restaurant Appears Headed to Prince George St.

If you’ve walked past the former Chef’s Kitchen location at 501 Prince George Street recently, you may have noticed the signs in the window and construction activity inside.

The space is being transformed into Seven Hills Turkish & Mediterranean Cuisine, a new restaurant that appears to be bringing authentic Turkish and Mediterranean flavors to the heart of Williamsburg.

A closer look at the permits and public notices reveals quite a bit of activity underway:

✅ Interior renovations in progress
✅ New gas line installation and restaurant equipment permits
✅ Shawarma machines listed on permit applications
✅ ABC application filed for restaurant, beer, and wine service
✅ Hiring underway for all positions

The ABC application identifies the business as ABF Group, LLC, with members listed as Abdullah Aksin, Bilal Gyuler, and Fatmanur Bulut.

From the photos posted in the windows, guests can likely expect menu items such as shawarma, kebabs, grilled meats, Mediterranean appetizers, fresh-baked breads, and other traditional Turkish specialties.

I also managed to peek inside, and the former Chef’s Kitchen space is receiving a substantial makeover. New finishes, updated décor, and a completely refreshed dining area are taking shape as work continues.

No opening date has been announced yet, but with construction moving along and hiring already underway, it looks like Seven Hills could be opening its doors before too long.

If you’d like to follow their progress, you can already find Seven Hills Turkish & Mediterranean Cuisine on Facebook. They also have a website under construction at:

https://sevenhillsva.com

Williamsburg continues to add more diverse dining options, and this one should be an exciting addition to Merchant’s Square.

Would you give a Turkish restaurant a try? What’s your favorite Mediterranean dish?

🇺🇸 Williamsburg Area Residents: This Might Be the Best Deal in Town!

To celebrate America’s 250th anniversary, Colonial Williamsburg is offering its Good Neighbor Pass for just $17.76 through June 30. That’s a full year of admission to Colonial Williamsburg’s Historic Area for less than the cost of a family dinner out.

If you live in Williamsburg, James City County, York County, or one of the qualifying local zip codes, you’ll receive:

✅ Unlimited admission to Colonial Williamsburg’s Historic Area for one year
✅ Access to historic buildings and trade shops
✅ Discounts on dining and shopping
✅ Discounts on evening programs
✅ Special ticket discounts for friends and family

As someone who lives here, I think this is one of the best ways to experience Colonial Williamsburg throughout the year. Instead of trying to cram everything into one visit, you can stop by whenever you feel like it, wander Duke of Gloucester Street, visit a trade shop, tour the Governor’s Palace, or simply enjoy one of the many special events and programs.

With all of the excitement surrounding America’s 250th anniversary, this is a great opportunity to rediscover one of the nation’s most important historic destinations right here in our backyard.

🏛️ Historic Windsor Shades in King William County has officially returned to the stewardship of the Pamunkey Indian Tribe in what may be one of the most historically significant Virginia real estate transactions in recent years.

Situated along the Pamunkey River, the property occupies land first documented by Captain John Smith during his 1608 exploration of Virginia, with archaeological evidence confirming a longstanding Indigenous presence at the site long before English settlement.

The estate reportedly closed for $1.95 million and includes:

🏡 An 18th-century Tidewater residence
🔥 Historic tavern spaces tied to George Washington and Lafayette
🌳 Approximately 13 acres along the river
🏛️ Multiple preserved outbuildings and protected historic land

More than simply a real estate transaction, this moment represents a remarkable convergence of:

• Indigenous history
• Colonial Virginia history
• Revolutionary War history
• Modern preservation efforts
• Cultural restoration and continuity

The Pamunkey Indian Tribe has indicated future plans could include educational initiatives, cultural programming, preservation efforts, and community-focused uses for the property moving forward.

Honestly, it’s difficult to overstate the historical symbolism of this site returning to the descendants of the people who first called this land home.

📊 The latest Williamsburg market data confirms what many of us in real estate have been feeling on the ground lately:

The market is shifting into a more balanced environment.

According to the March 2026 WAAR market report:

🏡 Home sales increased 19.7% year-over-year
📈 Inventory jumped 31%
💰 Median sale price held relatively steady at $465,000
⏱️ Average days on market increased to 51 days

This combination of rising inventory and rising sales activity is creating a market that feels noticeably different from the ultra-competitive environment of the past few years.

For buyers:
👉 More options and slightly more negotiating power

For sellers:
👉 Strategic pricing and presentation matter more than ever

One thing I continue seeing locally: the right homes—especially well-maintained properties in desirable neighborhoods—are still moving quickly when priced correctly.

Williamsburg remains highly neighborhood-driven, and buyer behavior is becoming more selective as inventory grows.

⚖️ A lawsuit has now been filed challenging the approved redevelopment plan for the former Signature at West Neck golf course property in Virginia Beach.

The proposed project, “The Preserve at West Neck,” would redevelop portions of the former golf course into:

🏘️ A 55+ residential community
⛳ A redesigned golf course
🏡 Clubhouse and practice facilities

Residents opposing the project argue the rezoning conflicts with density expectations, open-space preservation, and long-term planning policies for the area.

Supporters, meanwhile, see the redevelopment as a practical solution for a property that has remained largely vacant and deteriorated since the golf course closed in 2019.

Like many redevelopment battles involving former golf courses and aging open-space communities, this situation reflects larger conversations happening across Virginia surrounding:

• Property rights
• Housing demand
• Community expectations
• Land use planning
• Growth and redevelopment pressures

This is one I’ve been following closely for quite some time.

👉 Check the link in the comments for the full story and additional background on the redevelopment proposal.
