🌿 In honor of National Gardening Week, here's something many homeowners don't realize:

Buyers start forming opinions about a home before they ever walk through the front door.

The front entry, the condition of the yard, and the overall appearance of the property all contribute to that critical first impression.

A few years ago, I was quoted in an article by about the value of professional landscaping:

"Professional landscaping doesn’t just beautify a property; it creates a lasting first impression, showcasing the home and elevating its overall appeal."

The good news is that curb appeal doesn't always require a major investment. Fresh mulch, trimmed shrubs, a clean walkway, and a well-maintained lawn can go a long way toward helping a home look its best.

Whether you're thinking about selling soon or simply taking pride in your Williamsburg home, those details matter.

I've shared the article in the comments if you'd like to learn more about the connection between landscaping, curb appeal, and home value.

What's one curb appeal project you'd like to tackle this summer?

🌞🏡 June in Williamsburg always feels like the start of true summer.

Cookouts begin, porches stay busy later into the evening, and we all start settling into that slower summer rhythm. It’s also a smart time to tackle a few simple home check-ins before the heat and storm season fully arrive.

A few June maintenance tips I always recommend:

🌬️ Clean indoor and outdoor ceiling fans
🔥 Deep clean your grill before peak cookout season
🪨 Inspect patios, walkways, and stone surfaces for cracks or shifting
🚪 Check weather stripping around doors and windows
🌧️ Clear gutters and downspouts before summer storms
💡 Test outdoor lighting and replace bulbs if needed
🧊 Check attic spaces for excess heat or moisture
🪵 Inspect fences and gates for loose hardware or warping

Small projects like these can help your home feel more comfortable, more efficient, and ready for everything summer brings here in Williamsburg.

Whether you already own a home or hope to buy one someday, taking care of where you live is one of the best ways to protect your investment and enjoy it even more.

May was full of reminders of what makes Williamsburg such a special place to call home.

Some favorite moments included a beautiful local broker’s open house, celebrating William & Mary graduates, an evening with the Williamsburg Symphony on the Governor’s Palace lawn, and a peaceful stroll through Colonial Williamsburg ending with fireworks overhead.

Grateful to live and work in a community with so much history, beauty, and connection. ✨

This Memorial Day, I’m taking a moment to reflect on the freedoms we enjoy every day and the brave men and women who made those freedoms possible.

From gathering with family to sharing time with friends and neighbors, so many of life’s meaningful moments are rooted in sacrifices we should never forget.

Today, we remember and honor those who gave everything in service to our country with deep gratitude. 🇺🇸

Wishing everyone across Williamsburg and Hampton Roads a meaningful Memorial Day.

The days leading up to closing on a home are exciting, but they’re also when buyers can accidentally create unnecessary stress for themselves.

Over the years, I’ve learned that a few smart decisions can help protect both your finances and your peace of mind during the home buying process.

🏡 Leave room in your budget for life after move-in. Homeownership comes with more than just a mortgage payment.

💳 Avoid major financial changes before closing. Large purchases, new credit accounts, or job changes can unexpectedly affect your loan approval.

🔑 Never skip the final walkthrough. It’s your opportunity to confirm the home is in the condition you expect before closing day arrives.

One of my favorite parts of helping buyers in Williamsburg and surrounding areas is guiding them through the process with clarity and confidence so there are fewer surprises along the way.

Thinking about buying a home this year? I’d love to help you prepare for a smooth and successful closing. ✨

When buyers walk into a home this summer, they’re forming impressions faster than most sellers realize.

And usually, it’s not the granite countertops or square footage that stand out first.
It’s the overall feeling of the home.

Right now, I’m encouraging Williamsburg-area sellers to focus on three things before listing:

☀️ Curb appeal and first impressions
☀️ Bright, fresh-feeling spaces
☀️ Visible signs that the home has been well cared for

Clean windows, tidy outdoor spaces, fresh landscaping, organized rooms, and small maintenance details may seem minor, but together they create confidence for buyers.

Especially during the busy summer market, buyers want homes that feel welcoming, cared for, and move-in ready.

If you’re considering selling in Williamsburg, York County, or New Kent, taking a strategic approach before listing can make a meaningful difference.

🌸🏡 May always feels like the month when we really start enjoying our homes outside again here in Williamsburg.

Patios get opened up, porches come back to life, and suddenly everyone wants to spend a little more time outdoors before summer heat fully settles in. It’s also a great time to give your home a little seasonal attention before schedules get busy.

A few May check-ins I always recommend:

🌿 Trim back spring growth and tidy landscaping
🧼 Clean outdoor furniture, patios, and entertaining spaces
🌀 Clean kitchen exhaust filters and bathroom vents
🚪 Lubricate garage doors, hinges, and locks
🔥 Vacuum dryer vents and lint buildup
💧 Check outdoor faucets, hoses, and irrigation connections
🦟 Start mosquito and pest prevention early
🪟 Wash windows and clear away pollen buildup

Simple things now can help your home feel fresher, more comfortable, and ready for the season ahead.

And if a summer move has been on your mind, this is a great time to start talking through timing, strategy, and next steps. I’m always happy to help.

Some of the most meaningful feedback I receive has nothing to do with price or timing.

It’s hearing that someone felt taken care of. That they knew I was truly looking out for them. And that the process didn’t feel overwhelming.

Buying and selling at the same time is a big transition. My goal is to make it feel steady, supported, and as simple as possible from start to finish.

If you’re in Williamsburg, Newport News, or nearby and have been putting off a move because it feels like too much, you’re not alone.

Feel free to send me a message. I’m always happy to talk it through.
