When it comes to housing, the federal Fair Housing Act makes it illegal to discriminate against individuals based on s*x, race, color, religion, national origin, familial status, and/or disability. S*xual harassment in housing is a form of s*x discrimination.

On January 25, 2021, President Joseph R. Biden issued Executive Order 13988 stating that, by prohibiting discrimination against s*x, the Fair Housing Act forbids s*x discrimination on the basis of gender identity and s*xual orientation. To read Executive Order 13988, see the optional resource.

President Donald Trump rescinded Executive Order 13988 upon taking office in 2025

As a landlord, when another landlord calls to ask about a previous tenant, you can legally share factual, non-defamatory information—but you must tread carefully to avoid legal pitfalls. Here’s how to handle it properly:

---

✅ What You Can Say

You’re generally allowed to disclose:

• Whether the tenant paid rent on time
• If they followed lease terms
• Whether they caused property damage
• If they gave proper notice before leaving
• Whether they were respectful and cooperative during their tenancy

These are considered objective facts, and you’re legally protected when sharing them truthfully A

The widely circulated claim of a “$16,728 Social Security bonus” is misleading. This figure is not a guaranteed payout or a new benefit introduced by recent legislation. Instead, it represents a hypothetical annual increase in benefits that some retirees might achieve through strategic planning, such as delaying benefit claims and optimizing spousal benefits.

However, there have been legitimate legislative changes affecting Social Security:
1. Social Security Fairness Act (2025): Signed into law on January 5, 2025, this act repeals the Windfall Elimination Provision (WEP) and Government Pension Offset (GPO). These provisions previously reduced Social Security benefits for individuals receiving pensions from non-covered employment, such as certain teachers, firefighters, and police officers. The repeal restores full benefits to over 2.8 million affected retirees, with retroactive payments averaging $6,710 already disbursed to more than 1.1 million people.
2. Proposed “Senior Bonus” Tax Deduction: A Republican tax proposal introduces a “senior bonus” offering an additional $4,000 tax deduction for adults aged 65 and older. This deduction applies to both standard and itemized deductions and phases out for individuals earning over $75,000 or couples earning over $150,000. If enacted, it would be effective from 2025 through 2028.

To maximize your Social Security benefits, consider strategies such as delaying benefit claims beyond your full retirement age, coordinating spousal benefits, and regularly reviewing your earnings record. These approaches can potentially increase your monthly benefits, but they require careful planning and consideration of your individual circumstances.
