Appraisals for loans tied to Fannie Mae and Freddie Mac are moving to a more detailed, data-driven format.
👉 Your home’s value isn’t changing — but how condition, updates, and repairs are documented is.

Translation in normal-people terms ⬇️
✔️ Condition will be more clearly labeled
✔️ Repairs and updates = good to keep track of
✔️ Clean, well-maintained homes help the process
✔️ Prepping before listing is becoming more important

A bill just left the Senate Finance Committee that would boost the Homestead Exemption for homeowners 65+ from $50,000 to $150,000 in taxable home value. They’re also talking about a 5-year in-state residency rule. Now it heads to the Senate floor for the next round of “let’s see what happens.” 🏛️👀

Translation for the rest of us:
If this passes, seniors could keep more money in their pockets — which means more golf carts, more pickleball, and more grandkid spoiling… and less yelling at tax bills. 🙌🎉

Here in the Upstate, we’ve got a whole crew of folks trying to age in place, stay near family, and enjoy life without getting financially karate-chopped by home expenses. 🥋💥

💬 Realtor POV: Let’s Talk About These 50-Year Mortgage Conversations…🏠💚
I’ve been seeing a lot of buzz about the idea of 50-year mortgages, and I wanted to share a little insight from my Realtor perspective — especially since I work so closely with first-time buyers, move-up buyers, and sellers across the Upstate.💚🏠
Yes, a longer mortgage can make the monthly payment look a little lighter… but there are several “hidden” drawbacks that folks don’t always see right away.
1️⃣ Equity Builds MUCH Slower
The first several years of any long-term loan are almost all interest.
With a 50-year mortgage, that slow start is stretched out even further.
With a 30-year loan, most buyers hit a comfortable equity spot within 3–5 years.
With a 50-year loan, you may need 7–10+ years before you’d have enough equity to comfortably sell and walk away with meaningful proceeds.
This impacts anyone who may need to relocate, downsize, or move up sooner than expected.
2️⃣ You Become More Dependent on the Market
Here in the Upstate, appreciation has been strong — but it does not move in a straight line.
With a 50-year loan:
Your equity depends more on the market and less on actual loan pay-down.
If values soften or level out, a homeowner could have very little equity even after several years.
Life happens — job changes, marriage, divorce, kids — and being “upside-down” in those moments can really limit your options.
3️⃣ Higher Total Cost of Ownership
Lower payment today… MUCH higher total cost later.
Using the example from an article I read....A person buying a home at median price — $410,000 — with a 20% down payment would be taking out a mortgage of $328,000. and this is using a 6.3 percent rate for example:
30-year mortgage total: ~$751,000
50-year mortgage total: ~$1.1 million
That’s about $349,000 more paid over time — simply because the loan is stretched out.
That’s money that could go toward retirement, kids’ college, investments, or paying off other debt.
4️⃣ Possible Higher Interest Rates
Lenders often charge higher rates for riskier, long-term products.
So that monthly savings may not be as “big” as it first appears.
5️⃣ Pressure on Resale & Mobility
If 50-year loans become common:
More sellers could be stuck longer.
Move-up inventory could slow down.
We may see more “low-equity sellers” during downturns.
From a Realtor standpoint, that can create a sluggish cycle and fewer opportunities for families to move when they need to.

📊 Williamston Market Update – September 2025 🏡
The local market continues to show some interesting shifts!

✅ New Listings: Up 160% this year — more homes are hitting the market, giving buyers a bit more to choose from.
✅ Closed Sales: Down 46.7%, showing that while inventory is rising, buyers are being more selective.
✅ Median Sales Price: Jumped from $235,000 to $304,000, a 29.4% increase compared to last year!
✅ Days on Market: Down from 75 to 46 days, meaning homes are still moving fairly quickly when priced right.
✅ Inventory: Up 64%, which helps balance things a bit for buyers.

Even with fewer closings, the strong price growth and shorter days on market tell us that well-prepared, well-priced homes are still selling fast.

If you’ve been thinking about selling, now’s the time to have a strategy conversation. Pricing and presentation are everything in a shifting market like this.
