What is happening to the real estate market? Well as someone who has experienced this a few times, here is what Jeff Gagnon has to say:
We had a solid, steady, sustaining growth going on from 2016-2020. Then people knew higher rates and taxes were coming. They used saved money for retirement or for their kids when they die, to buy or give to their kids to buy now. Time was more important than money for them. That's why we had over asking wars going on. Now with so many being pushed out of buying as the rates went up to double what they were, there is less competition so now asking price or even a little off is normal again. The number of contracts is down year over year but still up 36% from 2019. Don't panic over the rate, you can refinance in a few years to that lower rate after the 2024 elections. You still need a place to live and owning will still be cheaper than renting, rents will now skyrocket. My advice is buy your house for the next 5 years, make it better than it is over that time, then buy your long term home. First time home buyers should almost always buy a multifamily, live in one side, rent the other, build equity, learn what you really like in a home, then buy later. My best advice is to just call me and let's go over your situation and make a plan for the next 10 years.
