WNY Housing Market Update — What's Really Happening Right Now - If you've been watching the WNY housing market and wondering what's going on — here's the honest breakdown.
According to Realist MLS data for Erie and Niagara County over the last 90 days:
Closed sales are down 50%. New construction sales have dropped 77%. Re-sale volume is down 51%.
The reason isn't complicated — oil prices are keeping inflation elevated, which means the Fed isn't cutting rates, which means mortgage rates stay high, which means buyers are stretched. It's a chain reaction that's slowing down markets from Elma all the way up to Niagara Falls.
But here's what most people are missing — prices are actually still holding. Average re-sale price across the region is $288,944, up 3% from the prior period. $181 per square foot on average. This is a volume problem, not a value crash.
What that means for you:
If you're selling — the homes that are moving are priced right and show well. If yours is sitting, pricing is almost certainly the conversation we need to have.
If you're buying — you have more negotiating power right now than at any point in the last few years. More inventory, more motivated sellers, and the chance to get ahead of the rush when rates eventually do come down.
