Your mortgage payoff, selling expenses, any agreed credits, and other closing adjustments all matter when estimating your proceeds.

Before you start planning what to do with the sale money, I'd rather help you work through a realistic estimate—not just hand you a big sale-price number.

Before choosing between them, I'd want to compare property taxes, insurance, any association fees, and the financing—not just the price at the top of the listing.

Then I'd leave room in the budget for utilities and maintenance, too.

Your neighbor listed their house for $350,000. That doesn't automatically make yours worth $350,000.

An asking price is a starting point, not a completed sale. When I look at pricing, I'd compare recent sales, current competition, condition, size, and location—not just the biggest number on the street.

That applies whether we're talking about a ranch in Cheektowaga or a two-story in Amherst.

My starting point would be a clean entrance, clear countertops, good lighting, and a look at any repairs that need to be addressed. Then we'd separate the worthwhile projects from the ones you may not need to take on before selling.

You don't need to turn your WNY home into a showroom to start the conversation.

More homes for sale AND higher sale prices? Both can happen.

In the Buffalo Niagara Association of REALTORS® August 2026 report, the median sale price was $300,000, up 4.2% from August 2025. Inventory increased 20% to 2,229 homes, while closed sales fell 11.8% to 1,049.

My takeaway: one headline doesn't tell you what your home could sell for. I'd look at your neighborhood, your property's condition, and the homes a buyer would compare yours with.
