Across the greater Buffalo area, average home values are holding strong at approximately $246,000 (up about 3.7%). If you’ve been on the fence about listing, the spring-to-summer transition has proven that local buyer demand is sustaining high equity values for homeowners.
2️⃣ Fast-Paced Sales vs. "Price Discovery": Speed is still the name of the game, but strategy is becoming more critical. Properties are moving rapidly, often going to pending in 10 to 15 days. These buyers came to me last year thinking about downsizing but weren't quite ready to pull the trigger in 2025. However this spring they knew it was the right time, and they hit the ground running. They wanted the perfect first floor condo, we looked at several that were great but unfortunately we were outbid a few times, then we looked at several that just weren't the right fit. But then we found this one and it checked ALL the boxes. I am excited to say these "down-sizers" are officially Under Contract! Looking forward to helping get this one to the closing table.

40 Johnson St. is officially Under Contract! It didn't take long for buyers to see the potential in this Lackawanna double, just 2 days on the market and we received 2 wonderful offers and the seller said "Let's Go!" So that was it, hopefully just a few weeks away from closing and the seller will be moving out of his beloved family home to move in with his wonderful daughter who I helped purchase last year ❤️
