NEW REAL ESTATE INFORMATION THAT YOU NEED TO KNOW

‼️Buying a house soon? Selling a house? You may want to read this. There are some BIG changes coming to the Real Estate world starting August 17th.‼️

📍 Starting August 17th, NO REALTOR will be able to unlock a door to show a house without having a Buyer Representation Agreement signed. So no more "Just show me the house, I'll decide what to do after I see this one house, I just want to look at it, etc. etc."

📍WE HAVE TO SIGN SOMETHING?! Yes, you do. This is non negotiable and we could actually lose our license if we break this rule. So from this point forward, your choice in who you want to represent you in the purchase of a home becomes more important than ever! Make sure that you do your research, interview agents, and choose someone who will fight for you. If you aren't sure who that is.. it's me 🙋‍♀️😃

📍What is a Buyer Representation Agreement? It's essentially a contract between you and your agent stating that you are hiring them to represent you in the purchase of your home. It breaks down the duties and responsibilities owed to you by your agent and spells out the compensation due to your agent once your home purchase has been made.

📍How much do I have to pay you? Just as it always has been, fees are negotiable. That being said, your agent will first negotiate those fees to be paid by either the listing agent or the seller. If they refuse, then the agreed upon amount will need to be paid by you if you wish to move forward with that particular property. With the new NAR ruling going into effect, any compensation offered by the cooperating broker is NOT ALLOWED TO BE ON THE MLS. So we will need to call and find out if any part of my fees will be covered. This may then prompt negotiations or you may choose to find a different property that will include payment of my fees.

📍Does this mean if you are selling your house that you don't have to pay the other agent? You've never had to. It's always been negotiable, however, you will limit your buyer pool. Not every home buyer can afford to pay their agent on top of down payments and closings costs. They will likely choose a different property if given the choice between paying the fees themselves or having the fees covered if they choose a different home.

📍Do I even need a Buyer's agent? You are not required to have an agent represent you just like you aren't required to have an attorney represent you in a lawsuit. Just keep in mind, the listing agent represents the seller. It's in your best interest to have someone fighting for YOU when you are making one of the biggest financial decisions of your life. Buying a home is a big deal. Having someone fight for you can make all the difference in the world.
