The rumors are true... Being a homeowner isn't always rainbow and butterflies BUT the pros will always outweigh the cons.

However, my job is to keep you informed so let's get into it.

There are a few homeowner expenses that you never would have to pay as a renter:

-Property Taxes-
Ah, the dreaded taxes that you have to pay on your property every year... Expect to pay 2-8k every year depending on your home's value.

-Homeowner's Insurance-
There's no getting out of this one if you are financing your home!

-Maintenance & Repairs- Unfortunately, you won't be able to call the front desk of your apartment complex to come fix your dishwasher anymore. This one's coming out of your pocket!

-HOA fees: This will only be applicable if you live in a homeowner's association, but the fee's usually come with upgrades such as amenities to use!

Yes, the expenses can be a buzzkill but just remember buying a home is an investment!

Here are 5 terms that will benefit you when buying or selling:

Days on Market (DOM): The number of days a property is actively listed (beware of properties that have a high DOM number)

Comparative Market Analysis (CMA): Prepared by agents, this is a thorough analysis that determines the value of your home based on comps

Comps: Homes in a given area that have sold within the past six months that a real estate agent uses to determine a home’s value.

Buyer's Market: When there are more homes for sale than buyers, leading to homes sitting on the market for a longer time

Seller's Market: When there are more buyers than homes for sale, leading to bidding wars

Why?

-It helps you know your budget! I'm sure you have a number in your head of how much you are willing to spend, but it's important to know how much you qualify for so that you aren't shopping in the wrong price range

-You need to show you are pre-qualified to put an offer in on your home! Don't miss an opportunity because you didn't talk to a lender.

-Lastly, it'll show your agent you are a serious buyer.

Listen up, because I'm about to give you the rundown on financing a home!

Welcome to financing 101! If you've been in the talks with your family about purchasing a new home, you might've been wondering which loan is right for you.

FHA-a first-time home buyer loans, down payments, are as low as 3.5% and your credit score can be as low as 580
Best for: Those who have lower credit scores and want to put a down payment of less than 20%

USDA- This loan has income limits and property value caps, so double-check with your lender.
Best for: those who are income-qualified in rural and suburban areas that want to put no money down

VA loan-
Best for: those who served in the military and want a low-interest rate and no downpayment.

Hard Money- When you borrow from an individual or private company, interest rates will be high however qualification based on property value instead of your credit
Best for: Those who are flipping a home, or purchasing an investment property

Seller Financing- The seller will act as your lender, and you will come to an agreement on the interest rate and downpayment
Best for: those who would not qualify for a traditional mortgage

Theres nothing more rewarding than seeing people work hard and getting what they deserve at the end of the day and that was just the case with my clients Israel and Luis.

A huge Congratulations🍾 to Israel who closed on his FIRST home! We began our search the beginning of summer when the market was competitive and were able to beat out the competition on this multiple offer situation. Happy to say, he has been living his best lake life this summer. 🌞

Roof's durability depends on the material they are built with, and whether you're buying a home or selling it's important to know the age of the roof so you can plan to get it replaced if needed. Most insurance companies will also require for your roof to be replaced if it's too old.
