If you’re feeling a little nervous about your upcoming home inspection, you aren’t alone. It’s one of the biggest hurdles in the selling process, but it doesn't have to be a mystery.
I always tell my clients that a little bit of prep goes a long way in making the inspector’s job easier (and the report a lot shorter).
Here are a few simple things you can do this weekend to get ahead of the game:
1. Check the "Easy Fixes": Replace any burnt-out lightbulbs and clear out the cobwebs. If a light doesn’t turn on, an inspector has to note it as a potential electrical issue, even if it’s just a dead bulb.
2. Clear the Access Points: Make sure there’s a clear path to your attic, crawlspace, and electrical panel. If they can’t get to it, they can’t inspect it, which often leads to a "re-inspection" fee and a delay in the deal.
3. Test Your Detectors: Pop some fresh batteries into your smoke and carbon monoxide detectors. It’s a small safety detail that shows you’ve maintained the home well.
4. Gather the Paperwork: If you’ve had a new roof put on or a furnace serviced recently, have those receipts ready. Providing proof of maintenance builds a lot of trust with the buyer.
