Your monthly payment is.

A $300,000 home doesn’t automatically mean the same payment for every buyer.

Your payment can be influenced by:

💰 Purchase price
📉 Interest rate
💵 Down payment
🏦 Loan type
🏠 Property taxes
🛡 Insurance

That’s why “How much house can I afford?” isn’t always the best starting question.

Try:

“What monthly payment would still let me enjoy my life?”

That number matters.

Then build the search around it.

Save this before talking numbers with your lender.

One of my great friends is finally taking my advice and INVESTING his hard-earned money into something he can call HIS! 🙌🏼 We toured a few homes, but the second we walked out of this one, I knew by the ear-to-ear smile on his face that THIS was the one. 🥹

✨ UNDER CONTRACT! ✨

I am SO excited to work toward the finish line with these incredibly grateful clients! 🏡🤍

They called me over Labor Day weekend, explained their situation, and I wasted no time getting to work. We talked through their goals, I presented my strategy for getting their home listed, and within just a few days, we were LIVE!

⏰ Within 15 hours, we had an offer in hand — with multiple other interested buyers!

Just 2 days after hitting the market, we were officially UNDER CONTRACT with very little negotiation and both happy sellers AND a happy buyer! 🙌🏼

Now it’s time for inspections, appraisal, and all the next steps as we work our way toward the closing table! 🔑

There is nothing better than having a plan, putting it into action, and seeing it work for your clients. ❤️

Your credit score matters, but it’s only one piece of your financial picture.

Different loan programs can have different requirements, and lenders may consider several factors when determining what you qualify for.

So if your score isn’t exactly where you want it to be, don’t immediately count yourself out.

The better move?

Talk to a lender, understand where you stand, and learn what steps could improve your position.
