Historically, the best opportunities aren't created when rates are falling, they're created during periods of uncertainty when other investors are waiting for perfect conditions.

Here's what we're seeing today:
-Transaction volume is beginning to increase in many markets.
-More distressed and motivated sellers are entering the market.
-Lenders are becoming more active and creative.
-Competition remains lower than it was during the peak years.

In other words, the window of opportunity may be opening before interest rates actually decline.

The investors who perform best over the next few years likely won't be the ones who perfectly time the market. They'll be the ones who build relationships, strengthen their underwriting skills, and position themselves to act when the right opportunities appear.

Remember: wealth in commercial real estate is often created during periods of uncertainty and realized during periods of confidence.
