Seven years... Seven years in Wilmington and I still learn something new every summer. But after enough hard lessons involving parking nightmares, deer flies, and sand in places I'd genuinely rather not discuss, I think I've finally figured this place out.

This one is for anyone planning a trip here this summer, and honestly for anyone thinking about putting down roots here permanently. I cover everything from surviving the heat and the bugs (yes, deer flies are real and yes they will absolutely find you) to the beach parking strategy that will save your entire day, to the local etiquette that keeps you on everyone's good side.

If you've ever spent 45 minutes circling Wrightsville Beach looking for a parking spot while your family waits on the sidewalk... this video is specifically for you.

Price just dropped to $649,900 at 1912 Fernwood Way, and I don’t say this lightly: this community almost never has listings. Shinnwood West is about 50 homes total on Greenville Loop, roughly ten minutes from Wrightsville Beach and is the definition of a hidden gem 💎 In the last year there have only been two sales here. That kind of inventory scarcity tells you everything you need to know about how people feel about living here. Pool, dog park, walking trails, barbecue area, and a brand new public park going in right next door. The homes here have a modern contemporary feel, some even built up on stilts with a beach house vibe. 1912 Fernwood sits right in the middle of all of it with a beautiful metal roof and a lot of character. If you’re looking for something boutique, tucked away, and close to the beach, reach out and let’s talk.

The last walkable district on the list is honestly the most slept on. South Front District sits just south of downtown on the west side of Front Street, and the vibe is completely different from the others. More established, more intentional, a little cleaner. This area has been around longer and it shows. is the main anchor, one of those spots that’s been quietly great for years. is right there with it. is in my personal top five in Wilmington, and I will die on that hill. I also sold a townhouse just up the road in the high $300s that is now a really solid modern Airbnb. Real estate here leans toward townhomes and smaller single family homes. Entry point starts in the mid to high $200s for a fixer upper and goes up to around $400k for something updated and move in ready. It’s a smaller footprint than the other districts, so you’re not walking to the core of downtown from here. But for people who want that local walkable energy without being in the middle of the action, this is a really strong option. That wraps the full series. The Cargo District is one of those places that’s hard to explain until you see it. Wilmington is a port city, and someone had the idea to take shipping containers and turn them into actual businesses. Beer garden, arcade bar, vegan grill, local shops, all packed into a few blocks. You don’t really live inside the Cargo District, but if you live nearby it’s completely walkable. And it’s still expanding, with more residential and commercial development coming. Real estate in the surrounding area runs roughly $300k to $500k depending on condition. The lower end gets you a fixer upper, the higher end gets you something really dialed in. A cool nod to what Wilmington actually is as a city. Part 3 of the walkable series. Save this if you’re researching the area.

Most people relocating to Wilmington only hear about the Riverwalk. This neighborhood deserves more attention. The Brooklyn Arts District is walkable, local, and honestly more interesting than people expect. Breweries, a neighborhood pub, homemade ice cream at , coffee and beignets at Brooklyn Cafe, all within a few blocks of a concert venue built inside a church from 1888. Real estate is still a work in progress block to block, but that’s also why the price point makes sense right now. And on Saturdays the social district turns the whole neighborhood into one big outdoor bar crawl, legally. Part 2 of the walkable Wilmington series is up now.

I'm so excited to introduce my new series CRUISING Wilmington 🚗💨 Where I have, you jumped in the passenger seat, buckle up and let me take you on tour of my favorite areas around town! We're starting with the iconic Wrightsville Beach today! The goal is a series of videos where you can hear my genuine, authentic perspective in a innovative, new way showing what it looks like on the ground with an authentic transparent and rear view of what it's like to drive around some of the areas that I work in!

If walkability is your non-negotiable, downtown Wilmington is your only real answer. But downtown is big, and not all of it feels the same. Part 1 of this series covers what I call the true core: the Riverwalk district everything in and around the Riverwalk, from Ann Street up to Live Oak Pavilion and west toward the Cape Fear River. Bespoke .nc , Drift .kitchen , Hidden Grounds for coffee. Seabird , Copper Penny Savorez for food.,m Whiskey Tango Foxtrot for nights out. Live music at Live Oak Pavilion. Real estate here is mostly condos. You can get into a one bedroom in the low $300s or go all the way up to $1M+ for a penthouse at River Place with water views. The trade offs are real though: parking is a daily puzzle and the energy doesn’t stop at midnight. This spot is for the younger professional, the creative, the second home buyer who wants lifestyle over square footage. Three more districts coming. Save this if you’re figuring out where to land in Wilmington.

Becoming a dad changed everything for me.
Before my daughter was born, I could help clients find a home. But I couldn’t feel it the way they did.
The school systems, the layout, the neighborhood.
It was all information.
Now it’s personal.
Now when a buyer tells me why a home matters to them, I get it on a level I never had before. And honestly? It makes me better at what I do.
