This is not Screen Gems. Screen Gems (now called Cinespace) is not for sale. It's our newer 2nd major production facility, the Dark Horse Stage's main campus, now listed in its entirety. More than 131,000 SF with 4 major stage buildings.

First eyebrow raise is that a boatload of money was spent in 2024 to expand this campus.

Just 9 days ago Gov. Stein was in Wilmington talking about film-industry incentives. In January the Dark Horse CEO said publicly that the stages and studios were sitting empty because Wilmington was losing productions to other jurisdictions over incentives.

The other eyebrow raise is the listing language. "Unique infill + potential subdivision" is not language aimed at Hollywood. That's developer-speak.

Can experienced brokers make $250,000? Absolutely.
$70,000–$250,000 as “entry level?" That is bu****it.
If you are thinking of getting licensed, you deserve the real numbers, and an industry built on disclosure should know better.
