The contract I just signed to purchaser a house contained the following language: "If the buyer defaults, the earnest money will be forfeited to the seller. This is to be considered liquidated damages and not as a penalty". Can you please explain what this means?

Sooo, I just finished day 2 of my declutter challenge. You can post before and after pics of your clutter clean up if you wish. Day one, I cleaned out a junk drawer and today I cleaned out my fridge...WHEW!!!

Anybody care to join me? The person who makes it the most days and posts the most pics of their before and after cleanup, will get a gift from me.

I'm not doing it in order however I am doing everything on the list...
