Austin Kenyon was born and raised in the small town of Whiteville, NC and moved to Wilmington with his family during middle school. His love for the game landed him at Presbyterian College, a division one program in the Big South Conference. Austin’s experience as a college athlete has shaped

his strong work ethic and commitment to success. As a real estate agent, Austin is ready to bring his competitive spirit, attention to detail, and love for helping others to the world of property transactions. He is well-equipped to guide clients through the often complex real estate market. Austin is not just a recent college graduate; he is a powerhouse of ambition and drive ready to tackle the exciting world of real estate. In his time away from real estate, Austin is a co-owner of Jumpin’ Java Espresso Company, a small chain of coffee shops in Brunswick County founded by his family over 15 years ago. Austin thrives in the outdoors, a few of his favorite activities include snowboarding in Colorado and wakeboarding here at Wrightsville Beach. Austin and his beautiful fiancée Elena greatly enjoy living in Wilmington and spending time with their cats, Eddie & Tim.

A lot of people see the views and the houses, but waterfront real estate is far more technical than most buyers realize.

Water depth. Dockage. Flood zones. Insurance costs. CAMA setbacks. Navigability at low tide.

I see so many homes in Wilmington being marketed as “great investments,” which is very interesting to me. While real estate absolutely can build long term wealth through appreciation and equity, I recently learned a lot by going through this process myself when purchasing an investment property.

After underwriting deal after deal in Wilmington, most of the numbers I found were producing around a 5% to 6% cash on cash return once you realistically factored in maintenance, vacancy, insurance, taxes, capital expenditures, and property management.

Personally, I ended up purchasing in an out of state market in Tennessee where the numbers made far more sense from an investor standpoint, and the property is producing roughly a 24% cash on cash return.

That doesn’t mean Wilmington is a bad market. In many cases, you are betting more on long term appreciation, lifestyle demand, and equity growth rather than immediate cash flow. But I think buyers deserve honest conversations about what the numbers actually look like instead of being sold the idea that every property is a “great investment.”

Breaking down the top 5 highest sales year-to-date on Wrightsville Beach and Figure Eight Island

The highest sales all have a few things in common
They are either soundfront or oceanfront
They are renovated or newer construction
They sit on larger, more desirable lots
And the majority of these deals are being done with all cash buyers

There is strong demand at the top of the market, but it is very specific
If your property checks the right boxes, buyers are stepping up in a big way
