The difference between water and flood damage??

There are two types of coverage that cover damage from water. They are hazard(homeowners) and flood.
Most homeowners policies cover sudden damage like a broken pipe, wind or storm driven water, or melting snow. Water damage caused by poor home maintenance is not usually covered.
Flood insurance is purchased from the FEMA. A flood is defined as a rising and overflowing of a body of water onto normally dry land. The key word to remember here is rising.

Looks Good! Artichoke and Spinach Skillet Pizza.

For an oven quality crust be to get the skillet very hot.

Ingredients
1/2 cup ricotta cheese, 1/4 cup shredded mozzarella, 1/2 teaspoon minced garlic, 1 1/2 teaspoons of extra virgin olive oil, plus more for pan and drizzling. Salt and pepper, unbleached all purpose flour for dusting, 1 pound pizza crust. Store-bought is fine. One can 13.5 ounces of artichoke heart quarters drained. 1 cup packed baby spinach leaves.

Directions
Preheat oven to 500°, with a 10 inch sheet proof skillet preferably cast-iron on rack in lower third. Once the oven reaches temperature let skillet heat 15 minutes more. Meanwhile stir together cheeses, garlic, oil, 1/2 teaspoon salt, and a pinch of pepper.

On a lightly floured baking sheet stretch the Dow to a 12 inch round remove skillet from oven and brush with an oil paper towel. Carefully press dough into skillet pushing up at edges to form a crust. Bake until bubbles form. Remove from oven top with cheese mixture, artichokes, and spinach. Then drizzle with oil and season with salt and pepper. Bake pizza until bubbling and crisp on bottom. This takes about 12 minutes more. Let cool slightly slice and serve.

Paint or Not To Paint?

Not to many people like to paint. That being said painting is one of the most return for your investment you can do when getting your home ready to sell.
Some things to look at are is your house painted in a neutral color, if so does it need a fresh coat. If you have wallpaper it is good to remove it and replace it with a fresh coat of neutral paint. Again remember that paint gets you the most bang for your buck.

Do I need new flooring?

When getting you home ready to sell your existing flooring may be replaced. If you have carpet color and condition are important. Do you need to replace all of the house or just some. If you have hardwood does it need to be refinished or just cleaned well and buffed. Is you vinyl old and discolored? If so consider replacing it. Be critical.

Clean and Open Helps Sell.

One of the most important things you can do in preparation for putting your house on the market is probably the least expensive. Clean and neat fit the bill.

1. Make sure each room feel spacious.
2. Clean from top to bottom.
3. Pre-pack what you don’t use. Even better have a yard sale.
4. Decide where you will store your pre-packed items.
5. Don’t forget to check out your basement and garage.

Here are some general questions that you should ask yourself about your house. Depending on the answer they may be things you should address before listing your home for sale.
1. Do your lights flicker,or do breakers or fuses blow.
2. Do you have aluminum wiring or do you have k**b and tube.
3. What condition is your plumbing in?
4. How old is your AC?
5. Is your roof in good condition?
6. Are your windows in good condition?
7. What condition is your foundation in?
8. Have you had or do you have problems with mold or water?

Regardless of yesterday’s snow spring is not to far away. Many homeowners use this time of year to make the move.
