🚨 Rental Property Owners: Have You Checked Your Deed Lately?

Most landlords spend their time worrying about vacancies, maintenance, and rent collection—but there’s another risk that’s becoming more common: deed fraud.

Deed fraud occurs when someone files fraudulent documents to make it appear they own your property. Because many investors don’t live at their rental homes, this type of fraud can go unnoticed for months.

Here are a few ways to help protect yourself:

✔️ Periodically check your property’s records with your county Register of Deeds.
✔️ Keep your mailing address current with the county tax office.
✔️ Sign up for your county’s free Property Fraud Alert program, if it’s available.
✔️ Pay attention to unexpected mail regarding your property or ownership.

A few minutes of prevention today could save months of legal headaches later.

We have put together a blog, with more information because protecting your investment goes beyond collecting rent. At HGC Property Management, we believe informed property owners make stronger investors, and we’re committed to helping our owners protect one of their largest assets.

If you’d like the link to the blog or have questions about protecting your rental property, send me a message. I’m always happy to help.

🏡 A Great Tenant Doesn’t Stay Great Without Great Management

Many rental property owners focus on finding a good tenant—and that’s important. But protecting your investment requires much more than collecting rent.

At HGC Property Management, we help owners by:

✅ Coordinating maintenance before small issues become expensive repairs
✅ Ensuring lease compliance
✅ Managing communication with tenants
✅ Providing detailed accounting and owner statements
✅ Staying up-to-date on changing landlord-tenant laws

Whether you own one rental home or an entire portfolio, professional management helps reduce stress, protect your property, and maximize your return on investment.

If you’re currently self-managing and wondering if there’s a better way, we’d love to talk.

🔥 HOME SAFETY REMINDER 🔥

At HGC Property Management, protecting homes means helping protect the people who live in them.

When was the last time you tested your smoke detectors or checked your fire extinguisher? Taking just a few minutes each month to perform these simple safety checks can make a significant difference during an emergency.

🏠 Monthly Safety Checklist:

✅ Test all smoke detectors
✅ Replace batteries as needed
✅ Check carbon monoxide (CO) detectors
✅ Verify fire extinguishers are accessible and in working condition
✅ Make sure everyone in the household knows where safety equipment is located

Remember the PASS method for using a fire extinguisher:

🧯 Pull the pin
🧯 Aim at the base of the fire
🧯 Squeeze the handle
🧯 Sweep side to side

Most importantly, never attempt to fight a large or spreading fire. Evacuate immediately, get everyone to a safe location, and call 911.

A few minutes spent on prevention today could help protect your family, your home, and your peace of mind tomorrow.

🏠 Landlord Tip (NC & VA):

At HGC Property Management, we often see landlords assume a “good tenant” means you can relax on documentation.

Even when things are friendly:
📄 Get notices in writing
📆 Confirm move-out dates clearly
📝 Do a documented move-out inspection
⏱️ Follow your state’s security deposit timelines exactly

Most problems don’t start during the lease — they start after it ends.

👋HOA Tip for Board Members & Homeowners

A quick reminder that often causes confusion in HOA communities:
HOA boards don’t create rules based on preference — their authority comes from the governing documents (Declarations, Bylaws, and Rules & Regulations).

That means:
• Boards must enforce rules consistently, not selectively
• Enforcement should always follow documented procedures
• Fines, violations, and restrictions must be supported by the documents
• Clear communication helps prevent most conflicts before they start

Many HOA issues arise not from bad intentions, but from misunderstandings about authority and process.

If you’re on a board or live in an HOA and something doesn’t feel clear, reviewing the governing documents is always the best first step.

We hope this helps someone navigating HOA questions right now.
