We’re seeing the U.S. housing market transition at a measured pace right now. Active inventory is up about 4% year-over-year across the country, though that increase is starting to level off after five weeks of steady gains. For buyers, this means the market continues to gradually rebalance—without any sudden surge in available homes. Properties are spending an average of 61 days on the market, which is right in line with last year and typical for this time of year, as things usually slow down a bit heading into late Q3 after a busier start. New listings dipped by about 1% compared to last year, returning us to 2025 activity levels as affordability concerns keep some buyers on the sidelines and some sellers cautious about testing the market. The median listing price is at $419,000—down roughly 1% year-over-year—with the price per square foot at $222, the lowest we’ve seen since early Q1 2026. Inventory gains and higher mortgage rates are gradually shifting the balance toward buyers, but overall, we’re still looking at a slow-moving national market rather than any dramatic change. Total homes available have also climbed 0.5%, marking the most inventory since May. However, pending home sales slipped by 1.1%, hitting a six-month low—largely a result of elevated costs and mortgage rates hovering around 6.65%. For buyers and investors, this means more choices but also continued pressure from financing costs.
