Glad to be featured in Kikoff latest article, “How to Rent an Apartment Without a Credit Check.”

I contributed insight on how renters can strengthen an application beyond the traditional credit score, including the importance of income, assets, rental history, documentation, and the overall financial profile.

There is often more to a renter’s story than a single number, and landlords should evaluate the complete picture when possible.

Appreciate Kelly and the Kikoff team for including my perspective.

NEW WATERFRONT LISTING | WOODLAND BEACH, DELAWARE 🌊

110 North Ave, Smyrna, DE 19977
$550,000 | 2 Bedrooms | 2 Full Baths | Approx. 1,852 Sq. Ft. | Delaware Bay Waterfront

Private dock access, sweeping Delaware Bay views, abundant wildlife, and a peaceful coastal setting make this a truly distinctive waterfront property.

Positioned directly along the Delaware Bay in Woodland Beach, Delaware, this distinctive waterfront residence offers a rare opportunity to enjoy life on the water from your own backyard. This is the only property in the area with private dock access extending into the Delaware Bay, creating an exceptional setting for boating, fishing, crabbing, and experiencing the natural beauty of the shoreline.

Incredible waterfront views provide a front-row seat to the bay’s wildlife, including migratory birds, eagles, dolphins, and even the occasional whale passing through the area. Woodland Beach is known for its quiet, peaceful setting, making this property feel like a true escape while remaining within reach of everyday conveniences.

Nearby access to State Woodlands and preserved natural areas adds another dimension for outdoor enthusiasts, hunters, birdwatchers, fishermen, and anyone seeking recreation surrounded by nature. The combination of bay frontage, nearby woodlands, and limited surrounding development creates an atmosphere that is increasingly difficult to find.

A spacious screened porch wraps around approximately half the home, providing an inviting outdoor living area with sweeping views across the Delaware Bay. It is an ideal setting for morning coffee, evening wine, entertaining guests, or simply watching the changing water, passing wildlife, and remarkable bird activity along the shoreline.

Inside, the home reflects pride of ownership throughout. Durable luxury vinyl plank flooring complements an open, comfortable floor plan designed to take full advantage of the waterfront setting. At the heart of the home is a chef-inspired kitchen featuring quartz countertops, stainless steel appliances, and thoughtfully designed custom ergonomic cabinetry offering exceptional storage and functionality.

An adjoining breakfast area provides a comfortable setting for casual dining while maintaining the open flow of the main living space. From the kitchen, the layout transitions naturally into the family room, where a vaulted ceiling creates an airy atmosphere and French doors open directly onto the wraparound porch overlooking the bay.

The adjoining dining room offers additional flexibility and could easily serve as a third bedroom, home office, or guest space. French doors once again connect the interior to the waterfront porch, keeping the Delaware Bay ever present throughout the main living areas. A laundry room and full bathroom with a walk-in shower complete the first floor.

Upstairs, the primary bedroom becomes its own waterfront retreat. A large walk-in closet provides excellent storage, while French doors open to a private elevated deck overlooking the Delaware Bay—an exceptional vantage point for sunrise, evening skies, migrating birds, eagles, and the ever-changing activity on the water.

The updated tiled primary bathroom, accessible from both the primary bedroom and hallway, offers a polished, contemporary feel and features a beautifully finished walk-in shower. The second bedroom also includes a spacious walk-in closet.

Beyond its appeal as a primary or second home, the property may also offer compelling short-term rental or Airbnb recreational property potential. Its waterfront position, private dock access, proximity to State Woodlands, fishing and boating opportunities, wildlife viewing, and peaceful coastal setting could make it particularly attractive as a weekend retreat or vacation destination.

More than simply a home, this property offers a true Woodland Beach and Delaware Bay lifestyle—private dock access, expansive outdoor living areas, extraordinary water views, abundant wildlife, nearby recreational lands, and a level of peace and privacy that is increasingly rare.

This is a setting that deserves to be experienced in person.

Shopping for a Mortgage in Wilmington? One Quote Could Cost You More Than You Think.

Homebuyers throughout Wilmington and New Castle County can spend weeks comparing homes, neighborhoods, property taxes, monthly payments, and renovation costs—yet sometimes spend surprisingly little time comparing the mortgage itself.

That can be an expensive mistake.

Mortgage pricing can vary considerably from one lender to another. Even when two lenders quote a similar interest rate, the actual cost of the loan may look very different once you compare:

• Discount points
• Origination charges
• Lender credits
• Closing costs
• APR
• Mortgage insurance
• Rate-lock terms
• Cash required at settlement

That is why buyers should compare the entire Loan Estimate—not simply the advertised interest rate.

A lower rate might require thousands of dollars in additional upfront costs. A slightly higher rate could come with lender credits that reduce what you need to bring to closing. The better option depends on your budget, how long you expect to own the property, and your broader financial goals.

Shopping multiple lenders can also give you negotiating leverage. If one lender provides stronger pricing or better terms, another may be willing to compete for your business.

For buyers navigating the Wilmington, Delaware housing market, small differences in mortgage pricing can become meaningful over time.

You negotiate the price of the home. Why wouldn’t you negotiate the financing too?

Before committing to a mortgage, compare your options, understand the numbers, and choose the loan structure that makes sense for your situation—not simply the first quote you receive.

How many mortgage lenders would you compare before choosing one—2, 3, 5 or more?
