Existing-home sales declined 2.0% month-over-month and 1.2% year-over-year in August to a seasonally adjusted annual rate of 3.98 million, NAR reported. Inventory rose to 1.62 million units, a 4.9-month supply and the highest in over a decade, giving buyers more room to negotiate.

August CPI (Inflation) Came in Hot:
The "headline " CPI index rose 0.4% MoM, lifting annual inflation to +3.5% YoY. The odds of a rate hike on 9/16 are now near 90%. [CNBC]

The all-items consumer price index was expected to rise 0.4% in August, with core, excluding food and energy, showing a 0.2% gain, according to the Dow Jones consensus.

🏡 New Castle County Weekly Market Update

The market sent mixed signals during the week ending September 13. Buyers gained considerably more selection, with new listings rising 29.8% and active inventory increasing 22.5% year over year.

At the same time, purchase contracts fell 21.6% and showings declined 5.7%, suggesting buyers remain selective. Well-positioned homes can still move quickly—the median time to contract improved by seven days to just 17 days—while the median list price rose 8.9% to $430,000.

For buyers, this may mean more choices and negotiating opportunities. For sellers, accurate pricing and strong presentation remain essential.
