Let’s talk about it.
When I say “don’t make any big purchases before closing,” I really mean it.
Here’s why 👇

🚫 Things NOT to do before closing on a home:

1. Open new credit cards
Even if it’s “just for points” or 0% APR. Your credit score can dip overnight, and lenders re-check everything before funding.

2. Finance big purchases
That fridge, couch, or 85-inch TV? Wait until after closing. Debt-to-income ratio changes can delay or kill your loan.

3. Lease or buy a car
Yes, even if it’s “just replacing my old one.” A new car loan = a new monthly payment = red flag for underwriting.

4. Co-sign anything
Even if you’re not the one making the payments, co-signing means you’re legally responsible for that debt.

5. Quit or change jobs
Lenders verify your employment right before closing. Switching jobs or going self-employed last-minute is a hard no.

1. Pay your bills on time
2. Keep your credit stable
3. Save any spending splurges for AFTER you have the keys
