Exclusive New Castle County Housing Market Snapshot for the Week Ending 05 / 22 / 2026 🏡

The week ending May 22 was lighter overall probably due to Memorial Day weekend but still about 10% higher than the same time last year. Total homes available for purchase was approximately 18% higher year over year, while contracts were slightly lower and the number of homes sold was higher. Median sales prices increased about 3% year over year and were inching back up after dipping from earlier levels around April. Homes spent about nine days on the market before goin under contract, slightly longer than last year, while months of inventory remained similar. Mortgage rates rose to 6.50 after previously reaching a three-year low but remained below last year’s 6.86 rate. The market is normalizing, with moderate price appreciation, still great for sellers and slightly improved opportunities for buyers due to increased inventory and more time to evaluate homes.
