Because landlords get locked onto peak summer rental rates, and fail to understand how swift moving the rental market is, it’s extremely common for homes that didn’t rent in early August to still be on the market in December, but 15-25% lower. That’s 3+ months of avoidable vacancy (about $5k in these examples, as of now),plus as shown a $200 discount or $2400 in year 1. Grand total = $7,500 to find out that fall isn’t summer in rental housing. Unfortunately, it happens every year for my 20+ year career, often to the same people over and over. This isn’t investment it’s a pet project driven by bias.

What this image shows is that for rental investors the "rent" is practically just a subsidy while you hold a hard asset in the face of deep devaluation of the US dollar. Holding the asset is the investment (backwards from how it should be due to govt policies), the rent is just a bonus. To be fair, a lot of investors bought cheap homes on cheap blocks and they will often find themselves in bad shape but for smart purchases it's almost impossible to lose these days. That's complicated by our expectation that corporate bailouts (not housing) that will dwarf 2008 are just around the corner.
