As for myself, having been born and raised in Long Island, NY, I have grown to see many changes in today’s social and economic society. After spending most of my professional career in law enforcement, I felt like it was time to escape the so called “Hustle and Bustle” of fast paced living, high taxes and winter weather of New York and settle down in North Carolina to provide a better quality of life for my family. So in 2012, my family and I relocated to the Wilmington area and have not looked back since. The Coastal Carolina region has since provided me with a great sense of balance between God, Family, and work. From superior top rated schools, beautiful world class beaches, five star dining, to some of the most amazing family friendly neighborhoods, this truly has become a place we have been able to call home. And there is never a shortage of things to do, from just spending a lazy day at one of our many pristine beaches, heading to downtown Wilmington for a vast array of entertainment and shopping, dining along the Cape Fear River, or even taking a day trip to nearby Myrtle Beach. My main goal as a licensed Realtor/Broker is to provide the ultimate level of service and commitment to my clients through honestly, reliability, and integrity. The Freddie Mac 30-year fixed rate is near its 2025 low, edging up just 1 basis point to 6.16%—the lowest first-week level since 2022.

Freddie Mac says rates are holding close to 6%, helping boost buyer demand, with purchase applications up more than 20% year over year.

Realtor.com Chief Economist Danielle Hale says lower rates are giving buyers, especially first-time buyers, more reason for optimism, even as conditions vary by market and some cities offer better opportunities than others.

The U.S. housing market will finally turn the corner in 2026, with a double-digit increase in home sales supporting a 4% increase in home prices, according to new predictions from the National Association of Realtors®.

“Next year is really the year that we will see a measurable increase in sales,” Yun said on Friday at a NAR conference in Houston. “Home prices nationwide are in no danger of declining.”
