Is the New Castle County, Delaware housing market finally starting to shift in favor of buyers?
We're still in a seller's market, but I'm seeing some interesting changes in the local real estate data as we head into September 2026. Inventory is growing, buyers have more homes to choose from, and the balance of leverage between buyers and sellers has been slowly changing over the last two months.
In this week's New Castle County real estate market update, I'm breaking down what I'm seeing in the numbers, what it actually means for buyers and sellers, and why I'm paying particularly close attention to the pace at which our inventory is increasing.
If you're thinking about buying or selling a home in New Castle County, Delaware, the headline isn't that we've suddenly shifted into a buyer's market. We haven't. But the market is changing, and understanding where the leverage is can make a big difference in how you approach an offer, pricing strategy, negotiations, inspections, and the overall transaction.
And yes, I am absolutely the person who enjoys tracking this stuff week after week. 🤓
