Step 11 — Appraisal (The Lender’s Perspective)

The appraisal protects the lender and the buyer.

It confirms the home’s value based on:

Recent sales
Condition
Market trends

If issues come up, this is where your realtor helps navigate solutions calmly and strategically.

Step 10 — Home Inspection (Knowledge Is Power)

The inspection isn’t about finding a perfect home.

It’s about understanding:

The condition of the home
What needs attention
What’s normal vs concerning

Older homes and new construction both have their own inspection considerations. This step helps buyers make informed decisions, not emotional ones.

This step is where you will determine what you feel can tolerate and what needs to be addressed. The make it or break it step.

Step 9 — Going Under Contract (What That Really Means)

Once your offer is accepted, you’re officially under contract — but the work isn’t over.

This phase includes:

Inspections
Appraisal
Negotiations
Paperwork

I remind buyers that this step is about protecting them. Questions are normal. Emotions are normal. Guidance is essential. This is the step where it gets really real for a buyer.

It hits like “oh my goodness” I’m buying a home. It can be very exciting and also overwhelming at the same time; but having the right agent can help you with feeling overwhelmed.

Step 8 — Making an Offer (Strategy Over Emotion)

An offer isn’t just about price.

It includes:

Purchase price
Due diligence/Earnest money fees
Closing costs
Timelines
Contingencies

This is where experience matters. In our market, a well-structured offer can matter more than offering the highest price.

This step should feel strategic; not rushed.

Step 7 — Home Shopping (The Fun Part, Done Right)

This is the step everyone waits for — and it should be exciting.

But good home shopping is intentional:

Staying within your approved range
Understanding market value
Looking beyond surface-level features

I always educate buyers on how homes are priced, what’s negotiable, and what to look for beyond the pretty finishes.

Another thing, just because you are pre-approved for $350K doesn’t mean you have to use the full amount. Be mindful of what you can actually afford monthly that you’re comfortable with paying.

This is where your lender can tell you based on what they see in your financial reports as to what would make sense for you.
