We’re seeing more listings come to market, and at the same time, more buyers are stepping back in. That combination is important. It means we’re moving toward a more balanced market. ⚖️

Buyers have more options than they did, but homes are still selling, especially the ones that are priced right and well prepared. That tells us demand is still there, just more selective.

We’re not in a rush market anymore. We’re in a decision making market.

It affects things like whether you can have horses or livestock, build additional structures, run a home based business, or even subdivide the land.

Two properties can look almost identical, but have completely different zoning and possibilities.

There can also be overlays, county specific rules, and conditional uses that impact how the property can actually be used day to day.

Is multi use land the right fit for you?

It’s a question I’m hearing more and more from acreage and equestrian buyers who want their property to serve more than one purpose.

Multi use can mean horses plus a shop, space for livestock, a home based business, or even future income potential. It sounds ideal, but not every property can actually support all of that.

Zoning, water access, soil, and overall layout matter more than most people expect. And for horse properties, things like drainage, footing, and usable pasture can make or break how functional the land really is.

The goal is finding a property that supports both your current lifestyle and your long term plans.

Throwing it back to a trip out to Crystal Crane Hot Springs in Burns, Oregon… and it’s still one of my favorite little escapes.
