The market is starting to show its momentum across Oregon and SW Washington. πŸ“ˆ

February brought 4,503 new listings to the market, up nearly 5% from January and more than 15% compared to this time last year. More options are opening up for buyers while still keeping competition active. 🏑

Closed sales also saw a notable jump, increasing more than 20% month over month. That kind of movement signals that buyers who were waiting earlier in the winter are beginning to step back in.

Pricing has remained steady with the average sale price reaching $555,900, up 4.4% from January. Median prices also climbed, reflecting continued demand across the region. πŸ’°

Homes are averaging about 95 days on market right now, which is slightly longer than last month but still consistent with a balanced early year market. ⏱️

Behind the scenes πŸŽ™οΈ

Last month I sat down with Paeden for his podcast to talk about the ongoing conversation around Crystal Rilee Equestrian Park and why this space matters so much to our community.

After the 2/26 meeting, it’s clear the conversation isn’t over. Rilee Park means a lot to equestrians, hikers, dog owners, environmentalists, and everyone who wants to see the donor’s vision honored.

The next couple of months are important as we continue working to protect current uses and move forward with the improvements the park was meant to have.
