We saw this chart circulating on financial news this morning and knew we had to break it down for our Wilsonville neighbors.

The headline says "Everyone is backing off," but if you look closer at that red circle, there’s a bigger story telling us the dynamic has shifted.

🔵 The Blue Line (Sellers): Inventory is creeping up (~1.95M).
🔴 The Red Line (Buyers): Demand has cooled slightly (~1.42M).

What does this "Gap" mean for you?
🏡 If You're a Buyer:
The "frenzy" is fading. That specific gap between the blue and red lines? That represents leverage.
• Less competition at open houses.
• More room to ask for repairs or rate buydowns.
• Time to actually think before you write an offer.

🏷 If You're a Seller:
Don't panic, but do be strategic. The days of putting a sign in the yard and getting 10 offers in an hour are largely behind us.
