In our early days we dedicated ourselves to managing distressed single family homes, duplexes, and other properties for investors who were looking for buy and hold rental properties and or buy, fix and sell newly renovated homes. Market conditions change and investors seek different real estate opportunities from new construction to foreclosures and from buy and hold rentals to quick cash out flips. Our specialty is new home construction. Our turn key services allow an investor to invest in the best markets in the country where our company has the infrastructure in place to provide full oversight of every project. Our services include the following.
“TURNKEY NEW HOME CONSTRUCTION” DUTIES AND SERVICES
1. MANAGE FINANCING STEPS FROM APPLICATION PROCESS TO CLOSING. MANAGE ALL CASH CLOSINGS WHEN APPLICABLE. MANAGE ALL CLOSINGS WITH TITLE COMPANY AND OR LAW FIRM.
2. PROVIDE INVESTOR DETAILED DUE DILIGENCE PACKAGE ON SUBJECT OPPORTUNITY FOR INVESTOR APPROVAL.
3. FULL OVERSIGHT, APPROVAL AND MANAGEMENT OF LOT ACQUISITION.
4. FULL OVERSIGHT OF PERMIT PROCESS WITH BUILDER.
5. FULL OVERSIGHT AND MANAGEMENT OF BUILDER.
6. MANAGE ALL PAYMENTS TO THE BUILDER BASED ON APPROVED INVOICES PROVIDED BY BUILDER AND APPROVED BY MANAGEMENT TEAM AND OR LENDER WHEN APPLICABLE.
7. MANAGE CONSTRUCTION DRAW PROCESS ALL THE WAY TO CERTIFICATE OF OCCUPANCY.
8. OVERSIGHT OF RETAIL REAL ESTATE TEAM THAT IS MARKETING AND SELLING NEW CONSTRUCTION INVESTMENT HOME.
9. MANAGE RETAIL CLOSING OF NEW CONSTRUCTION HOME.
10. PROVIDE INVESTOR PARTNER WITH A PROFIT STATEMENT DETAILING ALL PROJECT COSTS TO DETERMINE PROFIT DISTRIBUTION TO EACH PARTY.
11. PROVIDE CLOSING TITLE COMPANY OR CLOSING LAW FIRM MUTUALLY EXECUTED 50/50 PARTNERSHIP AGREEMENT WITH DETAILED FINANCIAL STATEMENT FOR DISBURSEMENT OF PROCEEDS TO INVESTOR AND SOCIAL IMPACT ENTERPRISES, LLC
12. FIND THE NEXT OPPORTUNITY AND EXECUTE ALL OVER AGAIN.
