There are so many details to making a listing shine. Some you wouldn’t even think of like making sure the lightbulbs are working in all the lamps and lights! Stopped a delightful experience as they greet everyone and ask immediately if you need help finding something and take you right to it. Photo shoot day and lots to do!!

Absolutely fabulous last night in Paris at the . The most amazing six-course meal with the most delightful service I’ve ever experienced. They tolerated my so-so French and thank goodness for Matt’s very good French! All went well until cancelled my flight and rebooked me on a flight TOMORROW despite three more flights today. booked me on a 1:30 but it’s standby which is extremely nerve wracking. I’m really hoping to get on the flight!

Some agents omit information that they think might deter interest. Not material defects, but “possibilities” like pools, additions, or ages of mechanicals, roof, etc. In a “normal” market there is time for due diligence, but right now in Fairfield County things are moving so quickly that can be a challenge. Disclosing pertinent information early means a buyer is well-informed and less likely to pull out of the deal because they discovered after the fact something that was very important to them was not possible, or far more costly than expected. Smart agents know that an offer with lots of dollar signs and bells and whistles doesn’t mean anything if the buyer has a change of heart and bolts. Informed buyers and agents make the best deals!

It was a magical afternoon at Grace Farms yesterday! The Broadway Inspirational Voices came to spread music and joy to us in New Canaan!! Make no mistake these ultra talented people have got some pipes and know how to use them. But it’s their spirits that just reach out and hug you!! Just listen-it started out slow…audience quiet. Then, with each successive piece heads started bobbing, hands clapping, shoulders rolling-this reserved audience came alive with the insistence of JOY and were whooping and hollering with appreciation. I was hoping for a “Hallelujah!!” or two, But that was too far 😂 I cannot tell you how beautiful and meaningful this performance was. And the Holiday Market afterward was buzzing with life, gratitude and generosity. Thank you and for an afternoon I’ll always remember ❤️🎄

The Prospector Theater is an icon in Ridgefield and probably one of the most meaningful stories you've heard in a long time. There is joy every time you enter this building, and that is something we need more of in the world. This woman had a vision and created something that truly made a difference in the world. So happy for my sellers who loved this house for six years, grew their big family and moved on to another gorgeous home that will be right for them for decades. Best of luck to the buyers who no doubt will love it as much as my clients did. Rowayton hit a dry spell mid-summer and many properties sat with no showings. My clients stepped up to paint and stage as recommended, and reaped the rewards. Congrats to all-may you have joyful holidays in your new homes!! And thank you to my co-list for all your help! Huge gratitude for my clients from the bottom of my heart-you helped make this the most incredible year for me❤️
