National median prices rose 14.2% year over year to $413,500, rising above $400,000 for the first time.

Many people remember the housing crash in 2008, but experts say today’s market is fundamentally different in many ways.

1️⃣ There isn’t an oversupply of homes for sale today like there was at that time.
2️⃣ Lending standards have been much more strict since then, when loans were made to borrowers with weak qualifications.
3️⃣ Homeowners have record levels of cash equity now, which is the opposite of what we saw in 2008.

Given these facts, there likely won’t be a wave of foreclosures in our future like we saw at that time.
