And right now, inflation, the economy, and global events are all having an impact on rates – and could even nudge them up. So, waiting might not pay off the way you hope. You don’t have to buy now. Move only when the numbers work for you. But talk to a trusted lender first, so you know all your options.

If you’re thinking about buying or selling a home, yesterday’s Fed announcement is worth paying attention to.

The Federal Reserve raised its benchmark interest rate by 0.25%, its first increase since 2023. But remember, the Fed does not directly set mortgage rates. Mortgage rates tend to follow the bond market, especially the 10-year Treasury, which is currently hovering around 5%.

So what does this mean for real estate?

🏡 Sellers: Buyers are very payment-conscious right now, making it even more important to price your home correctly from the beginning. Higher rates equal less buying power.

🔑 Buyers: Higher rates affect affordability, but a slower market can also mean more negotiating power on price, closing costs, or even a seller-paid rate buydown.

The takeaway: Don’t make a real estate decision based on hoping rates will suddenly drop. Look at your situation, the numbers, and whether moving makes sense for you right now. Move when it is right for you!

Data centers are showing up in more communities, and naturally, homeowners and buyers want to know what that could mean for nearby houses.

One of the biggest concerns that comes up is home values. But research from HousingWire found that areas with large data centers generally saw home values track similarly to comparable areas without them.

That doesn't mean proximity never matters. Noise, infrastructure, future development, and potential utility costs are all worth considering.

But a data center nearby isn't automatically bad news for your home's value.
