Virginia REALTORS® data for Q1 2026 shows:
• Statewide average rent: $1,808, up just 0.4%: the slowest growth since late 2020.
• Northern Virginia: down 1.5% year over year to about $2,248.
• Wi******er: down 0.5% to about $1,503.

For owners in Wi******er, Martinsburg, Charles Town, and across Virginia and West Virginia, this is a signal to operate more precisely: not retreat.

1 CORE RULE
Verify wiring instructions by calling a trusted number you already have. Never rely on an email alone.

3 RED FLAGS
• Last-minute changes
• Urgent pressure to send funds
• Altered email addresses, account details, or instructions

5 SAFEGUARDS
• Call to verify
• Use a known phone number: not one in the message
• Read every digit back
• Confirm receipt with the settlement or title company
• Stop immediately if anything feels unusual

If suspicious instructions arrive, do not respond or send money. Contact your real estate advisor and settlement company using previously verified contact information.
