The National Association of Realtors is urging Congress to double the capital gains tax exclusion for home sellers, raising the limit from $250,000 to $500,000 for single filers and from $500,000 to $1 million for married couples.

The current limits, unchanged since 1997, mean nearly 13 million homeowners would face a tax penalty if they sold today, effectively locking them in place and reducing available housing supply. NAR president Kevin Brown testified before the Senate Banking Committee that raising the limits would free up housing inventory without requiring new construction.

Interest rate news

Mortgage rates fell to 6.06%, their lowest level in more than three years, after President Donald Trump announced a $200 billion mortgage-backed securities buyback plan.

Freddie Mac says the drop is already driving higher purchase and refinance activity, signaling improved housing momentum ahead of the spring market. Rates were last this low in September 2022, after climbing above 6% in late 2022 and staying elevated since, contributing to affordability challenges and the mortgage lock-in effect.
