543 Calgary Downs is officially SOLD! 🏡💚

One of my favorite things about real estate is when helping one family leads us to another. 💚

These sellers found us after watching us help one of their neighbors get their home sold. Their neighborhood had been especially difficult for resale homes because the builder was closing out the new construction and offering some incredible incentives.

They had already been trying to sell for a long time with no results, not even the showings they needed to know buyers were noticing their home online.

The owners of 543 Calgary Downs were one of those families, and they had more than just a house to sell. They were both teachers with a strict timeline and needed to move by the beginning of the new school year.

That meant this could not be another listing that simply sat on the market while everyone waited and hoped.

We studied the current competition, repositioned the home for today’s market, priced it according to the data and launched it as a completely fresh opportunity.

The difference was immediate.

We had multiple showings right out of the gate and received an offer within the first few weekends. 🏡

We go back through everything.

We look at the competition, showing activity, buyer feedback, online engagement, presentation, timing and price. Then we figure out what the market is telling us and what needs to change.

Sometimes price is part of that conversation, but it is not always the first or only answer. A strategy change may mean repositioning the home, refreshing the marketing, improving the showing experience or creating a completely new launch.

A good listing strategy is not something you create on day one and never revisit. The market changes. Buyers change. Competition changes. Your agent should be paying attention and adjusting with it.
