This real estate market has continued to be an incredible one. We have closed just over $11 million in transactions this past month. Everything from friends of ours buying and selling rental properties. To this $6 million Isleworth estate that is over 12,000sf with the most incredible indoor pool you’ve ever seen. We do not see any signs of things slowing at the moment. Thankfully values are settling down some, which should lead to more equilibrium in the market (which is a little healthier for everyone). The housing market continues to just move forward at incredible momentum. Over $7M in closings this week, plus another $1.3M pending property. One of these homes we sold for $400,000 more than we sold it for just six months ago. Inventory has dropped to an all time low creating dynamics we haven’t really seen before. So navigating this market is extremely unusual. You think it’s going to be “easy”, but it’s actually not. Please reach out to us if you are considering buying or selling. It cannot be overstated as to how strong the Florida housing market is. In the last 10 days alone, Tracy and I have put $11.7M in homes under contract. There is no end to the influx of out of state residents moving to Florida. Values are increasing and inventory is dropping. I haven't seen it like this since the 2006 era. But here is the BIG difference. Buyers are strong. Many are paying cash or taking out very small mortgage financing. So the fundamentals appear to be amazing for long term real estate ownership in Florida. Please call us if you are considering buying or selling.
