You see land online and think, “That looks like a great deal.” But can you actually build on it?

A property may have an easement — but what does that easement really allow? Is it for ingress and egress? Utilities? Septic? Those are very different things.

Before making an offer, understand the access, zoning, utilities, septic potential, and whether the lot is actually buildable.

And remember: your offer can be written contingent on due diligence and required approvals.

This is why having someone who understands land transactions matters. Don’t find out after closing that the property can’t be used the way you planned.

🎉 **Officially a New Hampshire Real Estate Broker!**

Happy to share that I’m officially a licensed **New Hampshire Real Estate Broker**.

For most of my clients, not much is changing. I’m still committed to providing the same level of service, answering the phone, solving problems, and helping people navigate some pretty big life decisions.

I thought I was done with school after earning my graduate degree in Occupational Therapy… **survey says, that was not true. 😂** There’s always another class, another exam, and apparently another license to chase.

This year has already been a rewarding one. I’m currently ** #2 in New Hampshire for closed Veteran loans**, and helping fellow Veterans navigate the VA home-buying process continues to be one of the most meaningful parts of what I do.

But real estate isn’t always about buying the next or bigger house. Sometimes it’s helping someone downsize, sell a longtime family home, or helping a senior and their family navigate the transition into assisted living. With more than 20 years in healthcare as an Occupational Therapist, that’s an area where my two careers really come together.

Whether it’s a first home, a VA purchase, an investment property, downsizing, or simply figuring out what the next chapter looks like, I’m grateful to be able to help.

It was a great day talking with veterans about their VA loan needs and helping answer questions around buying and selling a home. Grateful to have Tracey with UMortgage there as a resource for veterans navigating their mortgage options.
