👀 A stat that we have expected to change is finally changing. 👀

“Days on Market” measures how long it takes for new listings to sell.

Over the last two years this stat plummeted to levels we have never seen before. 📉

In the height of the market frenzy a year ago, properties were taking 7 days or less to sell on average. 🔥

Now, with the market cooling, Days on Market is back into double-digits.

Northern Colorado is at 20 days, a 54% increase over last year. 📈

Metro Denver is at 12 days which is a 50% increase.📈

So, what’s the difference? 🤔

Real estate agents stick with you throughout the home buying process, from beginning to end. 🏠 They should be able to provide you with insights on the local market and use their real estate expertise to help you find a home that fits your lifestyle and budget.

Mortgage brokers, on the other hand, only deal with the financial side of a real estate transaction. 💰 They represent buyers to help them find the best deal when it comes time to shop for a home loan, but they are not responsible for loaning any money. They’re simply there to help you secure a loan and provide guidance regarding which loan products make the most sense for you.

Lead paint can cause a variety of health issues and is especially dangerous for children, so those living in homes that were built before 1978 should ensure that they are aware of its dangers, how to detect it, and how to safely get rid of it. Therefore, if you’re considering selling your home and suspect that you might have lead paint, you must disclose that information to buyers.

Additionally, if you’re wanting to remodel your home, testing for lead paint is a smart move and should be done before you start demolishing walls or knocking down sheetrock. 🛠

So you've made an offer on the house of your dreams - now what? Well, there are 3 common outcomes in this scenario.

🏠 If the seller rejects your offer...
Your real estate agent might be able to help you better understand why the offer didn't make the cut by relaying any relevant information from the listing agent. This can be a learning opportunity for the next time you're ready to make an offer on a house.

🏠 If the seller makes a counteroffer...
This indicates that your offer has piqued the seller's interest. Sellers will typically ask for a higher price, an adjustment to your contingencies, or modified closing dates. It is up to you whether you would like to accept the counteroffer or come up with a counteroffer of your own. This process can go back and forth between the seller and buyer until the two parties reach an agreement. 🤝

🏠 If the seller accepts...
Congratulations! 🎉 You're now under contract! As long as all contingencies are met, you can proceed with the closing process.

We had lots of fun this weekend at Windsor’s Brews and Blues Beer Crawl! It was triple-digits-heat out but we managed to stay cool with three tasty brews from Loveland Aleworks, live music from Jeremy Girard and Chris Whittle, and amazing apps from Main Street Catering.
