- Trim dry growth, patch bare spots, and edge the walk.
- Check sprinkler coverage so brown bands and overspray do not show in photos.
- Wipe down the front door, lights, trim, and glass.
- Touch up faded paint on the door, railings, and exposed wood.
- Test exterior lights and swap mismatched bulbs.

What helps an appraiser really understand a custom home here?

Before you list, build a simple file with upgrade dates, invoices, permits, lot details, and any finished space paperwork. If the home does not fit the most obvious recent sales, context matters.

I see this most in Northern Colorado homes where views, basement finish, shop space, or builder upgrades are a real part of value.

When you're choosing builder upgrades, what actually pays you back later?

In Northern Colorado, the upgrades that tend to help at resale usually improve light, layout, storage, or daily function. The most expensive selections are not always the most valuable later.

With experience working on the builder side and pricing resale homes across Loveland and the Front Range, I see this all the time.

In newer Northern Colorado neighborhoods, it can shape the monthly payment, the buyer pool, and what a future resale needs to overcome. The smarter comparison is total monthly cost against the age, location, and amenities you get.

- Builder, architect, or designer info if you have it
- A clean list of selections and upgrades
- Permits and invoices for later work like a basement, patio, shop, or systems
- HOA, metro district, solar, well, septic, or utility details when they apply

On newer Northern Colorado homes, I start with water, movement, seals, and systems before the cosmetic stuff. A simple punch list now can save money and protect resale later.

After enough new construction and resale walkthroughs, the same post warranty issues show up again and again.
